Industrial Market
2007 saw the Baltimore Metropolitan Area industrial market strengthen as the year went on, finishing with a 14.2% vacancy rate; down 100 basis points from a year ago, as the market absorbed a total of 1.9 million square feet of space. Bulk distribution space, which accounts for over two-thirds of total industrial space, predictably had the most new construction and absorption. Activity was strongest in the Harford and Cecil County markets, where some of the area’s largest leases were transacted.

- The sales price of industrial developments in the Baltimore area was $75 in June 2008, which is just below the U.S. average of $78.32, while the price in D.C. is $130.
- The price for warehouse rental in Baltimore in June 2008 is $6.08 per square foot, while bulk space rents for only $4.92. Warehouse space around D.C. is $8.42 per square foot.
- Baltimore has 1,388,000 sq ft of industrial space under construction in 2008, YTD.
